Lobar Properties,
Inc., a full-service development, property management and
leasing company, was created in 1998 as a response to a client’s
needs.
The client, Carlisle
Hospital, was seeking to design and construct a cutting-edge
medical office building in the Shippensburg, PA area. However,
they wished to avoid the large capital outlay such a project
typically entails. Lobar’s solution was to become their
developer. First, Lobar Properties designed the facility to the
hospital’s requirements. Then we financed and constructed the
building. We currently own the facility and lease it to the
hospital. This solution supplied the hospital use of a
beautiful high-tech facility without the capital expenditure to
their balance books. The success of this project for both
Carlisle Hospital and Lobar prompted us to continue selectively
seeking projects in which we provide development services.
Our vast experience
as a hard-bid general contractor places Lobar Properties in a
unique position. As a contractor based developer,
we are able to offer complete development services to our
clients without miles and miles of outside red tape and the
associated fees. We therefore can create high quality
development projects at very cost effective rates.
Often, our clients
will also request property management and maintenance services
for their new facility. Who better to maintain your facility
than the company who designed and built it? Over the years, our
property management and maintenance group has become so
successful, it has grown to include many clients outside of
Lobar Properties.
In 2004, Lobar
Properties expanded our scope into the commercial retail and
office market. We now control over 250 acres and have four major
ongoing development projects. |
